More transactions and price increases in new-build homes in Q4 2024

Prices were up by 1.8 percent on Q3 of 2024. The price for existing dwellings sold also went up by 11.5 percent compared to the previous year. This means that the upward trend is continuing.

Over 38 percent more transactions than the previous year
A total of 8.5 thousand new-build homes were sold in the fourth quarter of 2024. That was nearly 30 percent more than in Q3 of 2024, and an increase of over 38 percent year on year. This was the fifth consecutive quarter in which we saw a positive year-on-year trend in the number of new-build homes sold. The number of existing dwellings sold also went up: nearly 60 thousand were sold in Q4 2024, 18.6 percent more than in Q4 2023.

Average sale price for new-build dwellings is nearly 500 thousand euros
People paid nearly 500 thousand euros for a new-build home, on average. This means that the average sale price for a new-build home is higher than that for an existing owner-occupied dwelling. The average price for the latter was nearly 462 thousand euros in Q4 of 2024.House prices higher in almost all EU countries
In almost all EU countries, the average house price increased in Q4 of 2024, year on year. Price declines were seen only in France (down by 1.9 percent) and Finland (down by 1.9 percent). The average price increase for new-build and existing homes combined in the EU was 4.2 percent.
The Netherlands saw the fifth highest price increases in the EU, at 10.8 percent. House prices in Bulgaria rose the most by 18.3 percent, followed by Hungary (up by 13.0 percent), Portugal (up by 11.6 percent) and Spain (up by 11.4 percent).
